Buying in Calgary

Find the home you love. Buy it at the right price.

Falling for a home is the fun part, and it should be. My job is to make sure the price makes sense too. I’ll show you what similar homes have sold for, how much competition you’re up against, and how hard to push on your offer.

My buying philosophy

What to expect when we tour homes together.

PHASE 01

The recon mission

Calibrating the gut

Before we ever submit an offer, we go on recon missions: walking houses with zero intent to buy, across price points, communities, and layouts. Buying isn’t just a math equation - there is a gut feeling involved, and recon is how we calibrate yours. When the right house hits the market, you won’t need to guess. You’ll know.

PHASE 02

Hyper-local analytics

Negotiation leverage

A gut feeling tells us it’s the right house; the data dictates how we buy it. I check how the homes in that pocket sold against their asking price: over, under, or at it. Is the seller bluffing? Are we in a competitive pocket, or do we have room to negotiate? We run the sold-record numbers and negotiate based on reality.

PHASE 03

The decisive strike

Win without overpaying

The recon time and the data analysis exist so that when the right property surfaces, you’re ready. In a competitive segment that means moving quickly and decisively, with an offer designed to win without overpaying; in a quieter one, it means using the room to negotiate price and conditions.
